Description

For the first time for sale since 1961, a unique location in the very popular Princesses neighbourhood, a corner house of approx. 180 m2 in total, with sunny front and back garden and 2 attached garages.

This beautiful object was built in 1955 and the design has taken into account a very spacious layout. The house can be completely adjusted to your own wishes and taste. A more rigorous approach also belongs to the possibilities. IOSTUDIO has investigated the expansion possibilities for this location and there are several options to significantly increase the living space, whereby one can think of a maximum total surface of approximately 230 m2 to 250 m2 (by means of a maximum extension and dormers).

Together with the fact that this plot of 425 m2 belongs to the largest in the neighborhood, this is an excellent opportunity in a unique location. The house is still complete to your own taste and can be equipped with an extension, which on the ground floor more about 43-62m2 additional surface is added. By enlarging the chapel at the rear and realising a chapel at the front, there is another 9m2 in the usable area. The private driveway for the garages and the application for a parking permit allow for three/four parking spaces.
The rear garden can be reached via a path along the garage.

Layout

Ground floor; the wide front door with glass provides access to the bright vestibule and then to the spacious hall. From this hall with staircase, all rooms on the ground floor are accessible. The living area is very spacious and light. This is achieved by the many openings over the full width of the house, the realized breakthrough and the ceiling height of 2.8m.
The sun shines beautifully in the morning at the front facade through the wide bay window and the corner window on the south side, and in the afternoon at the rear facade through the large sliding doors and the large window in the extension. On either side, there is a beautiful view of the well-kept garden. Both the sliding doors and a door in the construction give access to the terrace in the garden. This terrace is partly covered by the balcony above, which makes it possible to sit outside on warm rainy days.
The floor of the living area is currently partly finished with a wooden parquet and there is a cosy fireplace in the room.
The simple kitchen is currently a separate room, but through a breakthrough, it would be easy to be drawn into the living area. From the kitchen, the garden is again accessible through the facade with sliding door.

First floor; the staircase provides access to the landing on the first floor where three bedrooms are located. The large room at the front has a spacious bathroom en-suite and two closets. The room is very light through the three windows, which are all visible through the opening to the bathroom. The bathroom currently consists of a toilet, a washbasin and a shower and is largely tiled.
The wonderfully bright bedrooms on the garden side both have access to the balcony, located on the west, over the full width of the house. Also these rooms have a spacious wardrobe.

Second floor, the staircase leads to the landing on the second floor which is located under the hood. Here is a spacious and bright room with a dormer on the garden side on the west and a window on the south. The room has a sink.

Garages
Double wooden doors provide access to the garage. The dimensions of this room are over 2.8 m wide and 6 m long. Daylight enters through a window on the south wall and there is a door to the garden.

Garden
The backyard, located on the west, is very generously sized (about 15 meters deep and over 12 meters wide), has at the rear of the house a sun terrace and has a large storage room. The green garden is very well cared for, beautifully landscaped, well maintained and has its own back.

The neighbourhood
The construction of the houses in the Prinses Irenebuurt in Amsterdam-South, where this house is located, started in 1954 and was completed around 1958. The house is situated in an excellent and sought-after location on the Amsterdam Gold Coast, within walking distance of the offices of the Zuid-As, WTC, the Beatrix Park and the luxury shops of the Beethovenstraat.
The villa district is spacious and has many green areas. Due to its central location in Amsterdam-South, accessibility is excellent. Both by private and public transport (Station Zuid-WTC), the Greater Amsterdam region, the A-10 motorway and Schiphol Airport are easily and quickly accessible.
Shopping Center Groot-Gelderlandplein and the chic Beethovenstraat are located at short distance and offer a pleasant and appreciated shopping experience. Various primary and secondary schools, the Amsterdam Community School, the Beatrix Park and the VU Medical Centre are also located within short distance.

In short: a very spacious semi-detached house with plenty of possibilities with large garden, garage and private driveway located in an excellent location in Amsterdam South.
